كَمْ رَأَيْتُ صَاحِبَ مَنْزِلٍ مَا نَزَلَ لَحْدَهُ حَتَّى نَزَلَ
How many a homeowner have I seen who never moved into his house before he died!
مَنْزِلٍ — of a house. An indefinite noun, no 'the', the owned half of 'owner of a house'. That owner role forces it into the 'of...' ending. Its lack of 'the' keeps it general, 'a house', some house or other, fitting the proverb-like sweep of the line.
